Northeast Ohio Building Stock

Cleveland and the surrounding region have a significant concentration of commercial, industrial, and residential buildings where asbestos containing materials may be present. ACM has been identified in building components across structures of varying ages. Before any renovation or demolition activity, Ohio EPA and federal NESHAP regulations require a thorough inspection by a certified inspector.

EPA and OSHA Recognized ACM Categories

The EPA and OSHA recognize three categories of asbestos containing materials based on the application and use of the material, not the date of construction.

Surfacing Materials

Materials sprayed or troweled onto surfaces, including sprayed on fireproofing, decorative plaster, and textured coatings. Regulated under OSHA 29 CFR 1926.1101 and EPA AHERA as a distinct ACM category.

Thermal System Insulation (TSI)

Insulation applied to pipes, boilers, tanks, ducts, and other mechanical systems to prevent heat loss or gain. Under OSHA, TSI is classified as Presumed Asbestos Containing Material (PACM) in buildings constructed no later than 1980 unless testing demonstrates otherwise. TSI installed in any era must be evaluated by a certified inspector before disturbance.

Miscellaneous Materials

All other ACM not classified as surfacing material or TSI, including floor tiles, ceiling tiles, roofing materials, gaskets, and other manufactured products. This category spans a wide range of building components and is not limited by construction date.

Collection of bulk material samples from suspect ACM locations. Samples are submitted to a partner accredited laboratory for polarized light microscopy (PLM) analysis and percentage quantification.

Inspection Reports

Comprehensive written inspection reports documenting all suspect materials, sample locations, laboratory results, and the condition and friability of identified asbestos-containing materials.

Pre-Renovation Inspections

Required asbestos inspections prior to renovation or demolition activities. Ensures compliance with EPA NESHAP, OSHA, and Ohio EPA regulations before any disturbance of building materials.

Residential Properties

Asbestos inspections for single-family homes, multifamily housing, and older residential structures. Common ACM locations include floor tiles, insulation, roofing, and textured coatings.

Commercial & Institutional Buildings

Asbestos surveys for offices, schools, healthcare facilities, and public buildings. Identifies ACM in mechanical systems, ceiling tiles, fireproofing, and other building components.
